Способов обзаведения собственным жильем немного: кто-то ждет наследства от родственников, кто-то подписывается на ипотечную кабалу, кто-то снимает, потому что на ипотеку не хватает, а кто-то и вовсе живет с родителями, не видя никаких перспектив. Разумеется, в таких условиях сложно говорить о стабильности, и люди все чаще начинают посматривать за границу: ставки по ипотеке там меньше и есть возможность все же заработать на собственный угол, особенно для представителей профессий, которые в России оплачиваются не слишком высоко, а за рубежом вполне ценятся. Отсутствие доступного жилья – один из факторов, который толкает людей на переезд в другие регионы и страны, а значит, это фактор, провоцирующий отток самого главного капитала местности или целой страны – человеческого. Как решать эту комплексную проблему? Мы задали этот вопрос Роману Василенко, руководителю холдинга Life is Good, Международной бизнес-академии IBA, член Совета директоров Академии Кеньонвиля (США), председателю правления жилищного кооператива "Бест Вей". Справка: Роман Викторович Василенко Родился в Ленинграде в 1969 году, родители – военные (авиация).Окончил Ярославское высшее военное финансовое училище, в 1999 году переименованное в Высшую финансово-экономическую академию. Напрашивалось само собой. Я долгое время работал за рубежом, неплохо знаком с историей вопроса – ведь не только в России, во многих других странах тоже существовали кооперативы, скажем, в Германии они есть и сейчас, государство их поддерживает. Если они эффективно работают за рубежом, выполняют свою функцию обеспечения людей жильем, значит, это возможно и у нас. И не просто возможно – необходимо, ведь для большинства людей ипотека – это непосильное финансовое бремя. – А кооператив – посильное? – Конечно. Сколько сейчас ставка по ипотеке? Предположим, от 9,5%, меньше найти сложно, плюс различные комиссии, страхование… Опять же, платежи исключительно аннуитетные у всех банков, то есть в первое время тело долга практически не уменьшается. Люди выплачивают сплошные проценты. Представляете – платишь, платишь, а даже коридор еще не выкупил, не то что спальню. – Сколько нужно платить и когда можно уже покупать квартиру? – Минимальный ежемесячный паевой взнос – 10 тысяч рублей (это для этапа накопления первоначальной суммы). Накопить нужно 35% от стоимости желаемой квартиры, после чего пайщик автоматически становится в очередь на покупку жилья. Там ждет приблизительно год – это средний срок, надеемся его сократить – и через этот год покупает квартиру. Недостающую сумму доплачивает кооператив, на него же и оформляется собственность. – А потом что делать, где жить? – В этой же квартире и жить. Пайщик – член кооператива, квартира – собственность кооператива, кому и жить, как не ему. Переезжает спокойно, делает регистрацию, семью привозит. Ведь наша цель в чем? Чтобы не было утечки мозгов, чтобы люди на нашу страну работали, а не на какую-нибудь там другую. Чтобы нашу экономику поднимали. А для этого им что нужно? Где-то жить, отдыхать в родных стенах, а не абы где. Так что переезжает будущий квартировладелец еще до выкупа. – И платит. – Да, выплачивает остаточную стоимость квартиры по графику платежей. Ходить для этого никуда не надо. Зачем, если есть новые технологии – все онлайн, в личном кабинете. Там и график есть, и вся нужная информация, и поддержка наша работает постоянно. Как полностью выплатит цену квартиры – передаем ее ему в собственность. – А если с работы уволили? – Ну что делать, идем человеку навстречу, устраиваем финансовые каникулы, возможность такая есть. Если совсем беда, и человек в принципе не может больше платить за квартиру, его квартира передается другому пайщику или продается, а все паевые взносы, которые накопились на его счету, ему возвращаются. – А много ли сейчас в кооперативе людей и квартир? – Тысячи. В России пайщиков больше шести тысяч, квартир – больше 1200, в Казахстане – больше 3 тысяч пайщиков. Точнее не скажу – назову число, а окажется, что пока мы с вами беседовали, еще трем людям квартиры купили. Или пяти. Или десяти. Сложно оценить. – И это все законно? – Абсолютно. У нас счет в Сбербанке, компания многократно проверена-перепроверена. Все-таки кооператив – не самая обыкновенная форма организации. Чиновники привыкли, что в мире все делается для получения прибыли. А у нас какая прибыль? Деньги сразу уходят в работу, нигде не задерживаются. Наша маржа – это люди, человеческий капитал. Самый главный.

Donna Jean Godchaux-MacKay, a soulful mezzo-soprano who provided backing vocals on such 1960s classics as “Suspicious Minds” and “When a Man Loves a Woman” and was a featured singer with the Grateful Dead for much of the 1970s, has died at 78.

A spokesperson for Godchaux-MacKay confirmed that she died Sunday at Alive Hospice in Nashville after having cancer. Godchaux-McKay and other Grateful Dead members were inducted into the Rock and Roll Hall of Fame in 1994.

Born Donna Jean Thatcher in Florence, Alabama, she had yet to turn 20 when she became a session performer in nearby Muscle Shoals, where many soul and rhythm and blues hits were recorded, and also was on hand for numerous sessions at the Memphis-based American Sound Studio. Her credits included Elvis Presley’s “Suspicious Minds,” Percy Sledge’s “When a Man Loves a Woman” and songs with Neil Diamond, Boz Scaggs and Cher.
